According to analysts, real estate auctions in Puerto Rico offer an alternative for those seeking homeownership opportunities, including first-time buyers, amid a limited supply of affordably priced properties. Ricardo Negrón, Executive Director of the Puerto Rico chapter of the Mortgage Bankers Association (MBA), stated that properties ending up at auction are often those that have been abandoned or designated as public nuisances.

Belkys Pino, President of Centro Casas Subastas, added that auctions give people the chance to purchase their first home at an affordable price, with the process guiding participants through property inspections, pre-qualification, and applications for necessary assistance. The auction process can help revitalize abandoned buildings and stimulate the real estate market by facilitating their purchase and renovation.

Negrón advocated for the auction process as a way for buyers to secure a fair price through a transparent system. Pino noted that these events attract clients looking for their first home, young people, and investors, although there are certain restrictions and participation requirements. The auctions can generate market activity through the purchase, repair, and subsequent sale or rental of properties.

The model can open a new avenue in a market where finding affordable options is becoming increasingly difficult.
